Registration is the moment a land sale becomes legally binding in Bangladesh. Get the documents or the fees wrong and the deed can be delayed or challenged. Here is exactly what you need, what it costs, and where it fits in the buying process.
What is land registration in Bangladesh?
Land registration is the legal recording of a property sale at the local Sub-Registrar's office under the Registration Act. It transfers ownership from seller to buyer through a registered sale deed (dolil) and is mandatory for the transaction to be valid in law.
Documents required for land registration
- Original title deed and the previous (bia) deed chain.
- Latest khatian and porcha — verify on eporcha.gov.bd.
- Up-to-date khajna (land tax) receipt.
- Mutation khatian of the seller.
- NID and photos of buyer, seller and witnesses.
- Sale agreement (bainanama) and the draft deed.
Verify all of these before registration day using our document verification checklist.
Registration fees and taxes (2026)
On the declared property value, budget roughly:
- Stamp duty: ~2–3%
- Registration fee: ~1–2%
- Local government tax + VAT: varies by property type and location.
Always confirm current rates, as government schedules change.
The registration process, step by step
1. Prepare and stamp the deed
A deed writer drafts the sale deed; buy the required stamps and pay duty.
2. Appear at the Sub-Registry
Buyer, seller and witnesses attend with originals and NIDs for biometric verification.
3. Register and collect the deed
The Sub-Registrar records the deed; collect the certified registered copy when ready.
Registration is not the last step
After registration, you must still complete mutation (namjari) to update the government record to your name. See the full how to buy land in Bangladesh guide for the complete sequence.
